Efficient Project Delivery 

We are excited to announce the successful completion of Phase 1 of the STOREX Self Storage project in Cricklewood, London! Appointed by EQT Exeter as the construction managers and principal contractors in November 2023, Morda Construction has delivered a state-of-the-art self-storage facility with integrated workspace areas known as Fab Labs.

The redevelopment of this existing building involved significant enhancements, including additional steelwork, a new façade and roof, and a complete internal fit-out. The result is a modern facility offering high-quality storage solutions alongside Fab Lab spaces designed to support local businesses with innovative and practical workshop environments.

We handed over the Phase 1 works on the 31st of May, 2024, marking a key milestone in this project. This achievement reflects our commitment to delivering excellence in construction management and our ability to adapt and upgrade existing structures to meet contemporary needs. We are proud of the collaborative effort and dedication that have driven this project forward and look forward to the positive impact it will have on the Cricklewood community.

Structural Engineering Strategy

The building's original structure—a braced steel frame with composite steel deck on the first floor and precast concrete on the second—was adapted from its previous office and light industrial use to accommodate heavy floor loadings required for self-storage.

Using a combination of methods including 3D analysis modeling, static load testing with water bags, and innovative in-situ pile testing, we confirmed the structure's capacity to handle increased loads without additional strengthening. This approach streamlined construction, cut costs, and significantly lowered the project's carbon footprint.

Morda Construction's efficient management ensured timely and budget-conscious delivery, underscoring our commitment to sustainable construction practices and innovative engineering solutions.

Commitment to Sustainability

This project showcases our commitment to sustainability. By implementing advanced energy strategies and upfront carbon reduction measures, we have significantly reduced carbon emissions, meeting the Committee on Climate Change recommendations for all-electric buildings and improving the EPC rating from D to A+.

Key sustainability highlights include:

​

  • Retaining and reusing the existing foundation and structural frame, reducing upfront carbon by 30% and embodied carbon by 15% compared to typical retail developments.

  • Achieving 389 kg CO2e/m² of upfront carbon, well below the GLA aspirational benchmark of 550 kg CO2e/m².

  • Implementing high thermal performance, airtight construction, heat recovery systems, low energy lighting, and intelligent controls.

  • Installing a ~300m² PV array generating approximately 67,500 kWh/year, surpassing the London Plan zero carbon target and supplying surplus energy to nearby developments.
